It was a big weekend for the Jellis Craig team, presenting 46 quality homes for auction, selling 2 in excess of $4 million and achieving a 56 per cent success rate. This year to date, Jellis Craig boasts a 67 per cent success rate in Boroondara and 71 per cent in Stonnington.

In what turned out to be a rather cold and wet weekend, Melbourne property buyers were not deterred from bidding at auction. The market is showing renewed signs of optimism with a 63 per cent clearance rate whilst the inner east and north reached 78 per cent.

Only moments from the beautiful Yarra River, 50 Fellows Street, Kew is considered a truly magnificent new home. Tom Aylward and Hawthorn director Richard Winneke had many prospective buyers inspecting during the campaign. On the day it came down to 2 very confident bidders who knew that the spectacular design and luxury finishes would be well worth the effort. After a competitive auction it sold under the hammer for $4.4 million.

Senior sales consultant Patrick Dennis attracted 2 strong bidders to the sweeping, broad Edwardian façade of 6-8 Fitzgerald Street, Balwyn. A very excited crowd watched consummate auctioneer and Jellis Craig director, Alastair Craig work with the 2 bidders to achieve a $4.025 million result.

The inner suburbs are returning excellent results for vendors. 1 Riverview Grove, Alphington drummed up 7 excited bidders who pushed the sale price well over the reserve, ending up at $770,000.

Having never been sold before, Nicholas Corby and Clifton Hill director Craig Shearn were ready to host a spectacular auction at 17 North Terrace, Clifton Hill. Facing Darling Gardens, this delightful Californian Bungalow attracted 3 bidders and a huge turnout. Soaring past the reserve, it became the second highest sold price ever in Clifton Hill, reaching $2.52 million.

Downsizers were out in force for 2/1 Mountain Grove, Kew. On a block of 3, this 3 bedroom single level residence was ideal for those wanting to catch the tram to nearby Camberwell shops. Greg Toogood and Hawthorn director Richard Earle secured 3 bidders on the day, with the successful buyer acquiring this inviting home for $1.23 million.

The delightful family home at 1 Carolina Street, Mount Waverley was sold on Saturday by Sophia Lazogas and Mount Waverley director Con Lazogas. Keen to own a property in the Mount Waverley Secondary College zone, 3 bidders took the property above the reserve, selling for $810,000.

The Jellis Craig network sold 22 out of 30 properties on Saturday, equating to a healthy 73 per cent success rate. In comparison, the clearance rate across Melbourne was reported at 62 per cent.

News of the Reserve Bank of Australia’s 0.5 per cent rate cut has not yet made an impact on property sales. Some mortgage customers are still waiting for an announcement from their bank regarding a rate reduction. Even so, it is anticipated that the lower end and first home buyer market will feel the benefits the most.

Property investors will be pleased with the latest figures from RP data. Capital city house rents have increased by 4.1 per cent in the 12 months to March whilst units have increased by 3.7 per cent. These gentle increases combined with decreasing mortgage costs may see investors considering a future property purchase.

80 spectators turned out early for the auction of 52 Berry Street, Clifton Hill. Senior sales consultant Nicholas Corby attracted 3 bidders to this elegant single-fronted Victorian right in the heart of Clifton Hill. Bidding had already flown past the reserve of $740,000 when auctioneer and Jellis Craig Clifton Hill director Craig Shearn announced that the home was on the market. It sold for $810,000 to a buyer who had been patiently waiting for the right property to appear.

Ideally situated in the Mount Waverley Secondary College zone, the beautifully renovated family residence at 13 Nethercote Drive, Mount Waverley drew strong bidding at auction. Selling for $770,000 it once again demonstrated the huge demand for superior homes in Glen Waverley and Mount Waverley, both enjoying 80 per cent plus clearance rates.

Rate cut is positive for home buyers

The Reserve Bank of Australia cut interest rates by 0.5 per cent, reducing the cash rate down to 3.75 per cent. It is expected that this move will stimulate the economy, increasing consumer confidence in sectors such as residential property and retail.

Widely anticipated, this decision was primarily based on inflation figures, explains Jellis Craig CEO Nick Dowling.

“Inflation only rose 1.6 per cent in the year to March. It is now at the lowest level since late 2009 and more importantly, below the target band set by the RBA of 2 – 3 per cent,” he says. “This key indicator plus ongoing European financial concerns would be playing heavily on the RBA’s mind.”

The banks are expected to retain a portion of this interest rate cut before passing the balance on to customers. Even if so, property investors may begin to see an opportunity for increased returns on their investments with reduced mortgage costs.

“I anticipate that this rate cut will be a big positive for first home owners and the lower end of the property market who are far more sensitive to any rate movement,” Mr Dowling says. “Rate cuts are less influential at the middle and top end where buyers tend to make decisions based on other lifestyle factors as well as affordability.”

Some economists are already predicting another rate cut before the end of the year. Mr Dowling points out: “The RBA in more recent times has demonstrated that they make decisions based on current information rather than longer range forecasts. I believe that they will be keeping a close eye on inflation and Europe’s economy over the coming months and will adjust rates accordingly if appropriate.”

Lower inflation plus reports of a weak retail sector were the main reasons why the Reserve Bank of Australia cut interest rates today by 0.5 per cent.

These economic signals are in contrast with the stability of established property. The Melbourne property market posted a 60 per cent clearance rate over the weekend.

Many vendors were pleased with their results on Saturday when Jellis Craig sold 24 from 34 properties (70 per cent).

Across the Jellis Craig network, quality properties are delivering excellent outcomes for sellers and buyers alike.

The attractive Californian Bungalow at 18 Mills Street, Glen Iris was enough to tempt 125 groups to inspect during the auction campaign. In what was a hotly contested auction, 4 bidders tried to outdo each other. The property was placed on the market for $1.18 million and sold for $1.25 million.

Jellis Craig Clifton Hill once again had a brilliant weekend, selling 5 out of 5 properties and achieving a success rate of 88 per cent through April.

Contemporary and eclectic, 78 Keele Street, Collingwood appealed to many inner-city buyers. Auctioneer Simon Shrimpton and Jellis Craig Clifton Hill Director Craig Shearn, quoting $950,000 to $1.05 million during the campaign, were pleasantly surprised when 2 bidders took the sale price up to $1.11 million.

First home buyers are showing signs of confidence by returning to the inner-city market. In one instance a renovated Victorian at 38 Henry Street, Abbotsford was sold by Bev Adam and Lee Muddle. Declared on the market at $610,000 after 4 bidders displayed interest, it finally sold for $636,000 to a very excited first-home buyer.

A crowd of over 60 gathered on a grassy median strip to watch the auction of 6/62 Simpson Street, East Melbourne. This gorgeous Art Deco apartment attracted a whopping 6 bidders, all desperate to secure the superb city views. With the reserve set at $570,000, Jellis Craig Richmond Director Clayton Smith entertained the crowd, taking over 50 fast bids to reach the final price of $628,000.

This year Jellis Craig has achieved a 78 per cent success rate in Hawthorn East. On Saturday, more than 60 people witnessed the sale of 29 Mayston Street, Hawthorn East. Instantly appealing, this Edwardian family home had 3 bidders vying for a piece of this private school locale.

Even with talk of a potential interest rate cut in May plus a spectacularly sunny Saturday, auctions across Melbourne were subdued. 532 auctions resulted in 61 per cent of homes selling.

The Easter break and school holidays, followed closely by Anzac day has seen many vendors deciding to delay their sales campaigns. Over the weekend, Jellis Craig auctioned 13 properties and 8 of those (or 62 per cent) successfully sold.

Compelling clearance rates of 79 per cent in Clifton Hill and 78 per cent in Fitzroy North, plus high demand for homes in Mount Waverley in the $750,000 – $1.2 million bracket highlight certain strengths in the Melbourne property market.

More than 120 excited spectators watched the fast-paced action as auctioneer and Mount Waverley Director Con Lazogas opened the bidding for 19 Avondale Grove, Mount Waverley. Hotly contested, a rapid succession of bids lifted the price to $27,000 over the reserve and $10,000 over the last recorded sale price in the block. A final price of $427,000 saw a highly-motivated first home buyer win out over an investor.

At the completion of the first quarter of 2012, the Melbourne property market has demonstrated clear signs of stability and recovery. According to the REIV March quarter median prices, suburbs that performed well include Blackburn, Camberwell, Glen Iris, Northcote and Armadale.

Billed as Super Saturday, the weekend before Easter holidays certainly didn’t disappoint with 929 auctions energising Melbourne’s auction loving crowds. The Reserve Bank of Australia has kept interest rates on hold today with the possibility of rate cuts in the near future. Predictions of this decision kept Melbourne’s auction clearance rate stable at 61 per cent over the weekend.

In Boroondara, Jellis Craig is continuing to shine in the $1 to $2 million dollar bracket. Selling 62.5 per cent (15 from 24) million dollar plus homes over the weekend, this segment of the market is showing increasing signs of strength.

Competitive bidding came to the fore at a number of Jellis Craig auctions over the weekend, delivering fantastic results for our vendors.

Increasingly positive reports of autumn sales were reinforced after Saturday’s auctions resulted in 39 out of 53 properties being sold by Jellis Craig (74 per cent).

With one more auction weekend before the Easter break, Melbourne’s clearance rate sits at 61 per cent, compared with 59 per cent last weekend and 59 per cent this time last year.

Auctions over the weekend attracted many spectators and bidders achieving successful outcomes across the network.

Overlooking Heidelberg Park, 150 parties inspected 5 Hodgson Street, Heidelberg. Its views guaranteed that a battle would ensue between the 5 bidders. In the end, this property was won by a confident bidder in front of 100 people, buying it for $831,000, $61,000 over the reserve price.
